Simsol classifies electric baseboard heat as HVAC and excludes it from O&P. Electric baseboard heat is done by an electrician so I think it is not classified correctly. Please advise.Thank you

    Thank You for your inquiry: The answer is simple to your question. Baseboards are associated to the Trade Code of "HVAC" due to its main purpose is to heat the house. Granted the electrician possibly will do the work but the main function is to provide Heating of the House and is associated as such.

    When you classify this as HVAC it is excluded from O&P which implies that the general contractor will not apply O&P to the portion of the work done by the electrician related to electric heat. This does not happen in the real world. The general contractor will apply O&P to all subcontractors that he must coordinate with. The result is that the Simsol estimate will be 20% lower than the general contractor's price and the insured will not be compensated properly

    Yes sir I concur with your statement but you have the ability to change the exclusions on OH&P from the Building's Total Page OH& P Section.
    1. Go to the OH&P Section located in the Building's Total Page
    2. Go down to the Exclusions on the Right Column.
    3. Find & Select on the Trades Excluded from OH&P and select H.V.A.C. underneath the Mechanical Trade.
    4. Click the Left Arrow to move the category of HVAC to the trades that qualify for OH&P located on the left hand column of the screen.

    These steps will make your Electric Baseboards qualify for OH&P.

    Thank you. I now understand how to do that procedurally but most adjusters will not know to do that. Why not reclassify that item to eliminate the need to adjust it manually?
